Sutton Flats
Planning design and technical development for a compact block of flats, combining development efficiency with good-quality residential accommodation. The scheme is disciplined, robust and designed to read clearly from the street and from the rear.
Developer-led residential work is often judged only by yield. The practice's approach is to treat layout efficiency, planning strategy, façade discipline and buildability as part of the same problem.
This project shows that compact multi-unit development can still be clear, orderly and credible as architecture rather than collapsing into left-over elevations and expedient planning diagrams.
The brief
To produce a compact block of flats that made commercial sense while still delivering a robust public presence and decent residential quality.
The response
REA developed the scheme with a clear front, side and rear hierarchy, avoiding the common problem of a single good elevation followed by weaker leftover architecture.
Outcome
A commercially aware residential scheme that still reads as considered architecture and supports the practice's broader developer-facing offer.
